Read only data and ignore the text or last rows in excel/csv file

Hi all,
I have included an csv file as an example. I used csvread(filename,2,1) that can read the second row and 2 colunm. I want to ignore the text include the last 2 row AVG and mean. I don't know how to read this since I want to plot my data later on.
