Hello everyone I have an X by Y geographical area X=[0 400], Y=[0 300] what I want to do is dividing this area into sub areas let's say 8 equal areas but in mind that I want the code to be applied for any values of X and Y and sub areas thank you in advance

If your "area" is actually a 2D matrix, you can use mat2cell() or just use regular indexing. See the FAQ: http://matlab.wikia.com/wiki/FAQ#How_do_I_split_an_image_into_non-overlapping_blocks.3F for example code. Otherwise, why not just take X/8 and Y/8?
